A handful of homes a year since 2008

We build high-end custom homes at a deliberately small pace, so every one of them gets the full attention of the two people whose name is on it and the same team behind them.

Two partners. One standard.

We started Genova together in 2008 with a single home on the California coast and a shared belief in how exceptional homes should be built.

That belief still guides us today. We take on a select number of homes so we can remain personally involved in each one, working alongside our clients, architects and designers from the earliest ideas through the final details.

Over the years, we've built a team of experienced superintendents, project managers and craftspeople who share our commitment to quality and have worked alongside us across many homes. We approach every home the same way: with intention, accountability and an uncompromising commitment to the finished product.

Our name is on every home we build, and we've never taken that lightly.

Brad Cook

Founder & Principal

Brad carries the client side of the build. He writes the budget with you, keeps the books open as the numbers move, and is the one who calls when something changes. If you want to know where the project stands, he can tell you without going to look it up.

Josh Hunter, a Genova founder and principal, standing on a tree-lined residential street.

Josh Hunter

Founder & Principal

Josh runs the build itself. He holds the schedule, the trades, and the standard the work is measured against, and he is on site while it happens. The crews who finish our homes are the ones he has worked with for years, on his terms.

The houses themselves

Every one of these was built by the two of us and the same team, from Dana Point and Newport Beach out to the desert at La Quinta and Indian Wells. Our first Utah houses are under way in the Wasatch Back now.

The team behind every house

A house this size takes a group of people, and ours have been doing it together for years: superintendents, estimators, designers, and the trades, all working under one roof. The same faces come back house after house, so nothing falls between firms and one team stays accountable for the whole build.

Questions people ask before they build

What makes Genova different from other custom home builders?

Two owners, on every house. Most luxury custom homes of this size are run by a project manager you meet once, while the principals stay in the office. Brad and Josh split the work between them instead: Brad on the client relationship and the budget, Josh in the field. We only take on a handful of homes a year so that stays true. The books stay open the whole way, and the superintendents, estimators, designers, and trades all work under one roof, so no one can point at another firm when something goes wrong.

How long has Genova been building custom homes?

Since 2008, when we started with a single house in Dana Point. Since then we have put more than forty families into a home we built for them, and we have grown deliberately slowly, a handful of houses a year rather than a subdivision, because both partners are personally on every one. Today we build as a custom home builder in two states, California and Utah.

What kind of homes does Genova build, and where?

Ground-up luxury custom homes, one client at a time, plus the occasional deep remodel of a house worth saving. In California we build along the Orange County coast, in Newport Beach, Newport Coast, Corona del Mar, Laguna, and Dana Point, and out into the desert at La Quinta and Indian Wells. In Utah we build in the Wasatch Back around Park City, Deer Valley, Promontory, Midway, and Heber, where our first homes are under way now. Two states, one team, the same standard in both.

How much does it cost to build a custom home with Genova?

Every home is priced from its own drawings and its own site, so there is no useful per-foot number we could quote you. What drives the cost is the land and the detail: a steep coastal lot with deep foundations and a mountain lot carrying heavy snow loads both cost more than a flat pad, and the level of finish moves it further. We build the budget up line by line, with real subcontractor numbers rather than allowances, and you see all of it before anything is signed. The first conversation is the fastest way to a real figure for your project.

How long does it take to build a custom home?

Plan on roughly two to three years end to end. Design and engineering usually take six to twelve months, permitting in coastal California and mountain Utah can add several more depending on the jurisdiction, and construction itself typically runs eighteen to thirty months for a home at this level. We give you a real schedule before we break ground and keep it open to you throughout, so when something moves you hear the reason from us rather than discovering it on site.

What is it like to work with Genova, from first conversation to move-in?

It starts with a conversation with Brad and Josh rather than a salesperson: your site, what you want, and whether we are the right fit. From there we build the budget from your drawings, line by line, before you commit. Once you break ground a superintendent is on site every working day and the books stay open, so you can see invoices and the schedule whenever you want. At the end we walk the house with you until the punch list is genuinely finished, and after you move in the care program takes over, with the same people you have had all along.
